Western North Carolina Market Update going into Spring

Last month, we saw fewer homes close in Buncombe and Haywood Counties than in both the previous month and the previous year, while Henderson County saw a slight increase in sales over January 2025 but lost a little ground compared to this time last year. Henderson County also saw increased buyer activity, with 139 homes going under contract, while sellers decided that this wasn’t the right time for them to list, resulting in 5% fewer homes coming to the market. Haywood County also saw an increase in offers submitted by buyers, resulting in more of its inventory going under contract. Buncombe County led the way with new inventory, with 321 new listings hitting the market in February, giving buyers more options.
Across Western North Carolina, we are seeing inventory levels hover around a three- to four-month supply, with homes taking an average of two to three months to sell, while half of all homes are actually selling within two to four weeks. This indicates that the best homes are still selling relatively quickly when priced correctly and that most buyers and sellers are being more patient, looking for the right deal. Buyers and sellers are typically agreeing to a sale price that is 4–6% below the most recent list price, with a few outliers in specific price brackets. The average sale price continues to rise in most cases, with Buncombe and Henderson Counties both seeing about a 10% increase over this time last year.
